Two cities on one map
In the older south end, around Derby and the original townsite, Commerce City is small postwar homes beside industry and rail. To the north, Reunion, Buffalo Run and Second Creek Farm went up mostly after 2000. The prep plans for those two areas have little in common.
Whole streets hit repaint age together
Subdivisions built in waves reach their first real repaint in waves too. The first sign is usually cracked builder caulk and faded south-facing trim, followed by garage doors and fences.
Dust and wind on open ground
The northeast metro is flat and exposed. Washing before painting is not optional here, and we keep an eye on wind before spraying anything.
Next to the wildlife refuge
Reunion and the northern subdivisions border the Rocky Mountain Arsenal National Wildlife Refuge and open prairie. East and north walls collect more grit than in-town houses, so a thorough wash with the right cleaner comes before any primer.
