Three Auroras in one city
The oldest part of town, near Colfax and around Del Mar and Hoffman Heights, is postwar brick and frame. The middle ring is 1970s and 1980s tract housing, much of it with hardboard lap siding. East of E-470 is almost entirely built since 2000. A painter who quotes all three the same way is guessing.
Hardboard siding needs an inspection first
Hardboard from the 1970s through the 1990s fails at the bottom edges and around nail heads when water gets in. Swollen or soft boards cannot be fixed with paint. We probe and mark them on the estimate so you can decide on replacement before anyone opens a can.
Open ground, full sun
Eastern Aurora has few mature trees, so south and west walls take direct sun and wind-driven grit all day. Those elevations usually need repainting before the shaded sides, and phasing the work that way is a legitimate way to spread cost.
Most of the newer east side is covenant controlled
Saddle Rock, Tallyn's Reach, Southshore and Murphy Creek all have architectural committees. We prepare the color submission and wait for approval before scheduling a crew.
